Covid and inflation had a major role in this, with many coming from NYC, California and Arizona. Home ownership is now possible for a lot of people, and with that mass migration, people are leaning towards buffalo ny.

Now Inflations has definitely jacked these prices up signifinactly, i remember when A gallon of milk was  $3.14, and a dozen eggs costs an $2.31, but now that same gallon of mile maybe $4.29 and just last week a carton of eggs was $6.94. I eat 6 eggs a day so you can only guess how much I spend on eggs a month, HA. 

It's worth noting that prices may vary depending on the specific grocery store and neighborhood you shop in. For example, prices may be slightly higher in more upscale neighborhoods or specialty stores. However, there are many options for affordable grocery shopping throughout Buffalo, including major chains like Wegmans and Tops, as well as local markets and co-ops.

One thing to keep in mind when shopping for groceries in Buffalo is the cost of sales tax. In Erie County, which includes Buffalo, the sales tax rate is currently 8.75%. While this may not seem like a significant amount, it can add up over time and impact your overall grocery budget.

I hear a lot of complaints about the metro system here, and personally don't think it's at the standard it should be. You’re not going to hop on the bus to take you any and everywhere, the way you can in most major cities.

Buffalo's compact layout and grid street system also make it a relatively easy city to navigate on foot.

Gas prices are $3.29 per gallon as of February 2023 in Buffalo and  are often lower than the national average, and parking rates are generally reasonable with single day parking around $60-$75 per month. And $5-$15 for 12 hours if your going downtown for the night.

Buffalo is a city filled with history, culture, and excitement. The city is located on the eastern edge of Lake Erie, and the population is just over 257,000 people. About 1,000,000 if you county the entire erie county area. Many people refer to buffalo as a Big City with a Small town feel, if you're around long enough, you will start to feel like you know everybody. Inside the city limits it has a decently diverse population which allows for many cultural attractions, which makes for a great place to gain experience as a young adult or a place to retire if you can stand a little cold.

In recent years, Buffalo has seen a resurgence in its economy. With many new businesses and restaurants opening, it is becoming a great place to live, work and play! The city is also home to a number of universities and colleges, nine in total, making it a great place for higher education.

One of the most attractive aspects of the city is its incredible art scene, with galleries, museums, wall murals and so much more. Lastly, it  boasts a number of country renown parks, bike trails, and green spaces, designed by Fredrick Law Olmstead himself, making it an ideal place for outdoor activities in the summer and winter. 


SECTION 2: What to Expect from the Buffalo NY Climate

Speaking of seasons, The climate in Buffalo is typically humid continental, with hot summers from june until august/september and cold winters starting in late november. The average annual temperature is around 50 degrees Fahrenheit. I know to you southerners and Californians that sounds awful, but it's not that bad I promise. Inside the city lines about 89 inches of snow comes down annually, but the majority of the snow comes down in the south towns. Places like Orchard park, Hamburg, Armor, and East aurora, always feels the lake effect snow the worst.   If you’ve heard any stories about the beginning of 2023 and the massive amounts of snow we had, they are probably true. To make matters worse, it literally melted in about a week's time. It was the craziest thing I have ever experienced and I have lived here all my life.


Buffalo also experiences four distinct seasons, sometimes all in one week. For instance at the end of 2022 going into 2023, those same towns who received 6-7 feet of snow with freezing temperatures. A week later it was 45-55 degrees outside and half the snow had already melted, crazy to say the least. In the spring, temperatures can range from the mid-50s to the low-70s. During the summer, temperatures can reach into the mid-80s. In the fall, temperatures typically dip into the mid-40s. And in the winter, temperatures can reach into the mid-20, or a lot lower.

The city also experiences a good amount of precipitation especially during the summer, there are some summers when it seems like we've had more days of rain than sunshine. And with the rain storms, comes thunderstorms and they can be extremely annoying especially when you only have a few months of summer to enjoy.


Overall, Buffalo’s climate is mild and manageable. While the city does get a decent amount of snow, it is generally not too much to handle.


SECTION 3: SUBSECTION 2.1. Food Scene

Buffalo is home to a thriving food scene, any type of cuisine you can think of, buffalo has delicious restaurants less than 15 minutes away . From local eateries to upscale restaurants, there is something for each and everyone's taste buds.


Some of the famous meals are the chicken wings of course, pizza, haddock fish fry, and beef on weck. In addition, because our cost of living is so low, you’re not paying an arm and a leg just to go out to eat and have a few drinks. On average I spend about $50-$70 whenever we go out, now this could increase depending on if you want appetizers and name call liquor/wine.


SECTION 4: SUBSECTION 2.2. Music Scene

Buffalo is home to a thriving music scene. From live music venues to recording studios, there is creativity in every section of the city of buffalo. The city is home to a number of music festivals, including the Buffalo Music Festival and the Buffalo Jazz Festivals which are hosted annually during the summer months. Bring your own cooler, grill and lawn chair, and enjoy the summer day with good music to brighten the weekend. For those looking for a more laid-back experience, the city also has a number of music venues offering a variety of genres like jazz clubs, blues bars, and more.


SECTION 5: SUBSECTION 2.3. Art Scene

The art scene in Buffalo is home to a number of galleries and museums, as well as public art installations and murals. Personally I believe the murals are the greatest art displays in buffalo, on almost every corner side or the side of a building, artists from all over the country have come and laid their piece of creativity on the buffalo grounds. It's truly fascinating to watch these artists create a masterpiece out of a plain brick wall, as their canvas. I still have trouble drawing bubble letters, ha.


The Albright-Knox Art Gallery is one of the city’s premier art institutions. The gallery showcases works from some of the most renowned artists from around the world and it hosts a number of events and lectures, making it a great place to explore the city’s art scene.

The city also has a number of independent galleries, showcasing works from local and international artists, we like to call these pop up shops.

There is no better sports fan in the world, than one who loves the buffalo bills, let me tell ya. They will argue to no end about how their team went to 4 superbowls and lost each time, never made sense to me but this is the city and people I love. Right now Stefon Diggs and Josh Allen are leading candidates for mayor, no exaggeration. The city is home to a number of professional sports teams, including the Buffalo Bills, the Buffalo Sabres, Buffalo Bandits and the Buffalo Bisons.

For those looking for a more laid-back experience, the city has a number of recreation centers for children of all ages and all sports categories. From team sports like Basketball, football and soccer to outdoor activities like biking and hiking. For my golf lovers out there, we have two golf domes so that you never have to miss a swing even in the winter months.  


SECTION 7: Shopping in Buffalo

Shopping in buffalo is a bit normal if i'm completely honest, we do have a few malls however but like most areas the malls here have been dying slowly. The Walden Galleria is the city’s premier shopping destination for sure, but if you want an outlet experience there is one in Niagara Falls about 25-30 minutes away. These two malls combined feature a wide range of stores to choose from and restaurants to eat in once you're tired from a long day of shopping, making each one a great place to explore. One thing buffalo does miss out on are designer brands and store, We simply do not have any in the city. Taking a trip across the border to Canada or toronto is your best bet, if your into high end fashion.

What we do have are a number of specialty stores, including vintage stores, and antique stores inside the city, Elmwood Ave and Allen street is where you will find these stores.


SECTION 8: Cost of Living in Buffalo

The cost of living in Buffalo is relatively low compared to other cities, about 13% on average. The city has a median home price of around $260,000 based on the statistics from 2022, which is much lower than the national average. The median rent is also much lower than the national average, at around $1,200. With the addition of a low unemployment rate, at around 3.6%, this helps immensely when employers are looking to start a branch in the buffalo area or bring their start up to buffalo. 


SECTION 10: Employment Opportunities in Buffalo

Speaking of employers, our largest industries in 2022 were construction, Health care, Higher Education and manufacturing. Health care is massive in Buffalo, having close to 25 or more hospitals around the city,so there are always opportunities available in this field. Covid actually assisted this industry as demand increased favorably, many traveling nurses were here serving during those years between hospitals. The same goes with construction workers, most labor unions are short staffed, from electricians, welders, carpenters and homebuilders people are in dire need for people who want to work.


Lastly, with the 9 colleges we have around buffalo, higher education opportunities are always available. So if this field is something you're passionate about, buffalo may just be the place for you!

Canalside features a variety of attractions, including a carousel, a boardwalk, and a beach. The boardwalk is lined with shops and restaurants, making it the perfect place to spend a sunny afternoon. The beach is a great spot for swimming in the summer and ice skating during the winter. There are also plenty of recreational activities, including paddle boats and bike rentals. If you're a boat owner, you can also sail your boat down along the river, park and enjoy a full day of fun while being on the water.

In addition to the outdoor activities, Canalside also hosts a variety of events throughout the year. From concerts, which are generally free or have a small admission fee, to festivals, there is always something exciting happening at Canalside.

The Buffalo Zoo

The Buffalo Zoo is a great place to explore with the whole family, cannot go wrong here. The zoo is home to a wide variety of animals, including lions, tigers, and bears, oh my! The zoo also features a variety of educational programs and activities, making it a great place to learn about animals and conservation. The buffalo zoo is packed during the summer and fall months especially when schools take class trips or a local sponsor has donated tickets on that specific weekend. Word to the wise, bring your walking shoes, as parking is never easy in the Parkside neighborhood where the zoo is located. With Delaware park next door that area is full of people and children enjoying the sunshine from dusk to dawn.

 

The zoo also has a variety of exhibits and attractions, including a Rainforest Adventure, Reptile House, and Aquarium. The Aquarium is one of the most popular attractions, providing visitors with a chance to view a variety of underwater creatures. The zoo also hosts a variety of events throughout the year, including animal shows and live music performances.

The Buffalo Zoo is the perfect place to spend a day exploring with the whole family. Whether you are looking to learn about animals or just have fun, the Buffalo Zoo is a great place to visit.

Niagara Falls

Just a short drive away, and I mean short. Less than 30 minutes away from Buffalo, lies the majestic Niagara Falls. Niagara Falls is one of the most famous natural attractions in the world, and is truly stunning to see in person. The falls are composed of three sections – the American Falls, the Bridal Veil Falls, and the Horseshoe Falls. It may sound massive or a lot of walking but  promise it's not that bad.

There are a variety of ways to experience the falls, from taking a boat tour, walking along the observation deck or driving across the Rainbow bridge and seeing the sites from the Canadian side. The view is much better from their side and they have more to do as far as restaurants and activities, if you would like to make a full day out of this. My favorite spot to recommend is Clifton Hills, this is too much fun to describe in one short paragraph, trust me! The falls does have a variety of attractions close by, two popular sites are the Cave of the Winds, and the Aquarium of Niagara.

No matter how you choose to experience Niagara Falls, it is sure to be a memorable experience. The majestic beauty of the falls is an awe-inspiring sight that will stay with you for years to come.





Buffalo AKG formerly known as Albright-Knox Art Gallery

For all my art enthusiasts out there, Buffalo AKG is one of the best places to experience art in Buffalo. The gallery is home to a variety of pieces, from classic works of art to contemporary pieces and since 2019 the museum has been closed due to the expansion of their campus and exhibitions. Setting the new opening date for May 25 2023, this campus has just dropped $230 million dollars for the extended campus. This is going to rejuvenate the life of art in buffalo greater than it has ever been and we all are super excited for its opening. Buffalo AKG will host a variety of educational programs, making it a great place to learn about art, events, social hours and exhibitions for the world to see and embrace. Whether you are a seasoned art enthusiast or a curious novice, the Buffalo AKG is sure to provide an unforgettable experience.






Delaware Park

Delaware Park, previously mentioned earlier next to the Buffalo zoo, is one of the most popular parks in Buffalo. The park is located in the heart of the city, making it a great place to explore nature. The park features a variety of attractions, from walking trails, basketball courts, calestatics gym, a place where everyone walks/runs and even a golf course. The park also has a variety of recreational activities, including paddle boats and bike rentals.

13 Fun facts about Buffalo NY that you Never Heard Of

Buffalo ny is known for many different things, like being the home of fisher price, the birthplace of the chicken wing, and having some of the largest Dyngus day and Juneteenth parades around the country. Below are 13 more Fun Facts that you probably never knew about Buffalo NY!

 1.  Buffalo is the second largest city in New York state. 

A lot of people seem to forget how big New York State actually is, just because we are tucked in the corner does not mean we are small up here. Don't believe me, let's take a look at the map:



Buffalo is way over here to the west of the map. New York City is way, East. Now this difference is about six hours when it comes to driving and a train can be about 8-10 hours. Personally I prefer flying, you can get there in 1 hour. Lets take it a bit deeper, when you ask a true buffalonian, where they are from, we will always respond “Buffalo ''. We rarely say New York, because us and “New Yorkers” understand that these places are night and day from each other, seriously! People from New York City for some odd reason don't even claim that we live in New York. Well, we have the only football team in New York which are the Bills. The teams they love so much play in New Jersey, go figure lol. 




2.  Bars close at 4am

Now what we do have in common with New York City is that, when they say The city never sleeps, our bars don't close until 4:00 AM. You can decide at 12:00 AM midnight, “you know what, I wouldn't mind going out tonight” and let the drinking begin! You're going to have a whole bunch of other people that've been thinking the same thing or they just got off work as well. 




3. The BEST FANS in the world 

 We have probably one of the best fan bases around the entire country, Probably even the world. I kid you not. The Bills Mafia are strong, loud, joyous and sometimes a bit crazy. Both Women and men, will argue to the death about the Buffalo Bills, Sabers, bandits or even a little league team that they support in their community! If The Sabers are winning or losing, they are boozing. They are outside having a good time, still jumping on tables. I mean it's crazy. 




4. Massive Juneteenth and Dyngus Day celebrations 

I honestly just found out about this myself, and it was amazing to me. We have two of the largest parades/ celebrations in the entire country here in buffalo ny, which is Juneteenth and Dyngus Day. Just to think, we're a mid-sized city and we're beating out all the other major cities like Houston, Atlanta, and Miami. We have the third largest Juneteenth in the entire US, and the largest Dyngus Day Celebration in the entire US. That's really crazy but if you look at our South Buffalo area, there is a HEAVY polish demographic there so it makes sense. 




5. The most Millionaires per capita

At one point in time. Believe it or not, Buffalo had the most millionaires, Per capita, in the entire US. Now, that was a long, long time ago, but Delaware Avenue inside the city of Buffalo was very popular.








6. Inventions?

Guess what was invented in Buffalo? Central Air, one of the best inventions southerners could ever have dreamed of, actually began up North. Here's what's even crazier, we only use it maybe 4 months out of the year. 





7. Buffalo has one of the top art scenes and cultures around the country.

We have over 50 art galleries here, including all the suburbs and rural areas. The Buffalo Art scene is pretty heavy and I cannot wait until the Buffalo Knox Art Gallery is finished with its construction; they have been working on elmwood for years! That's going to be huge! 



8. NO SHORTAGE Of BEER!

We have 35+ breweries, five distilleries, and 10+ wineries right here in and around the Buffalo area. This Also includes Niagara County as well, I could tell you that the 35 breweries in itself, is absolutely astounding. There's no shortage of beer in the Buffalo area. I can assure you that. 

9. A lot of Pizza

What's better than pizza? We have over 600 pizzerias around the buffalo area. There's legit a pizzeria on almost every corner. The way most cities have churches on every corner, we have Pizza lol. Our pizza pie is a lot different from my everybody else's. I can assure you we don't do that super deep dish, nor do we do that little flimsy, fold up Pizza, New York style pizza. Ours is a medium base. It's not too high, it's not too thin. It is a medium, Smack dab in the middle. 

10. Canada is in our back yard

Canada is a hop, skip or a jump away. You can cross the Canadian border to Canada in 15-30 Minutes, using the rainbow international or the Peace bridge. I think that's one of the greatest parts about buffalo, especially if you're looking for someone who wants dual citizenship or you don't want to pay those Canadian housing prices, but still be able to get back and forth to work if you have to. 

11. Buffalo is extremely affordable to live

Affordability in buffalo is still amongst the countries best, our cost of living ranks in the top 10 in the entire USA. We just hit an average price point of $242,500 in December 2022. So if you're looking to relocate to Buffalo, from California, Seattle, or NYC, our housing prices are super attractive to most of you.


12. Never Passes 100 Degrees

Another big one for you southerners, that's coming up here. We have never, ever, ever, ever, ever hit triple digit highs during the summer? We don't have that problem here, the highest it's ever been is 99 degrees, and that was in 1946. It's 2022 now. I don't think we're going to hit those highs anymore, but our summers are absolutely beautiful. It stays around 70 to 80 degrees,  every now and again, we'll touch the nineties. We do get humidity. It's not the Florida humidity, but, when you walk outside that door and it's 85 degrees, a bead of sweat will drop from your forehead. 


13. We have one of the last open container towns

In East Aurora, NY. It's about 25 minutes from the  downtown metropolitan area. Plan a trip to see the art scene at Knox farm within the state park, once you're done grab a beer from Bar Bills and bar hop to the next pub. It is definitely a very walkable village, once you park on main street, you don't need your car until you're ready to go home.

7 Things You Should Know About Buffalo NY in 2023- From a Local

If you are thinking about relocating to the buffalo area, there are a few things that you should really know before making your decision. This is not coming from someone who has visited a bunch of times to see family, or did research about a random city. I was born and raised right here in the 716, and this is a place I call home! So let's take a deep dive into the 7 main facts that you should know about the Buffalo NY area and her suburbs.

1. BIG CITY, small town feel

Believe it or not, Buffalo NY is actually the second largest city in New York State. After the 2020 census, the population was calculated to be roughly 282,000  people in the metropolitan area. If we were to include the suburbs, we would total just under 1 million people who live in/around the Buffalo NY area. When most people think of NY, they underestimate how big the state actually is. From Buffalo to NYC (Brox, Brooklyn, Manhattan, etc), this is a 6-8 hour driving distance between the two cities. Those who reside in NYC do not claim us as true New Yorkers for whatever reason. And if you ask anyone from Buffalo where they are from they will proudly say “ Buffalo” not New York.

Why is that, you may ask?

Simply because the two cities are night and day, with Buffalo being day of course. Those of Us who live in buffalo, have a much different lifestyle compared to those in NYC. We live a MUCH slower pace of living, our streets are clean, our housing is affordable, we get up and drive anywhere we want, and we don't live on top of each other in massive apartment buildings that touch the sky. We may be the second largest city in NY but our city gives us room to move around and enjoy the elements right outside our front door. We do not have millions of neighbors breathing down our necks every time we walk to the corner store. Nor does our skyline illuminate 100 miles off the Niagara River, we have a couple 10+ story buildings and we love it that way. Though, this could change with the amount of money flowing into the city. The City of Buffalo has a wide landscape, and when you combine that with the small number of people, it creates an environment where you can move around freely.  




2. 15 Minute City

Nothing is Far here, everything is about 10-15 minutes away. Each Neighborhood you pass through will have their own consumer square, where all of your shopping and amenities will be. We are VERY spoiled here, theres the local gym, grocery store, a few restaurnats and urgent care just a few blocks away. In Some cases you don't have to leave the area you live in. In my opinion there are pros and cons to this. Yes, you save gas, time and are never inconvenienced but you do create bubbles inside of communities. And this is very prevalent in some areas of buffalo, but we will discuss this later on in our forth topic.

One of the main reasons is because we do not have traffic, we have 5 major highways that flow in and around the Buffalo, and through the suburbs. These are the 90, 290,198, 33, and the 190. If you really do not like highway driving, you can find streets like Main street, Bailey Avenue, and Kensington that will pretty much take you from one end of the city to the opposite side. Transit Road & Sheridan will allow you to cut through all of the suburbs, while Niagara Falls Blvd will allow you to travel from Tonawanda all the way to Niagara Falls.

Just think of it like this, in the south the closest gym or walmart is maybe 20-30 minutes away, in buffalo it's less than 10.




3. All four seasons, winters can be the worst. 

Coming from places like the south or out west, you only experience the rainy season and Summer. Those of you from California only experience Summer, in buffalo however, you can see a glimpse of summer, spring and winter depending on what time of year it is. I always tell people this, our winters can be brutal and our summers are beautiful. The thing about it, is that you can never actually predict when the season starts or ends, you kind of dress for the weather that day. Personally, unless it is consistently at a temperature of 70 degrees, my shorts stay in the closet as the weather can drop to 50 degrees the very next day. For Example i'm writing this on November 8th 2022 and currently the weather is about 42 degrees outside. Just last week we had 4 days between 67- 75, thats a huge jump. To place the cherry on top, Buffalo does not get 75 degree weather in November. This is almost unheard of, crazy to say the least. 

3a. Items to keep in the car During Winter

When it comes to winter, there are a few items you want to always keep in the car.

  1. Snow brush, I personally always use what's called a Snow Joe Broom for my car. It reminds you of a squeegee, but for your car. It pushes the snow more effectively off your car, instead of brushing tenaciously using the bristles from the brush. I also DO NOT like as the brush gets older, the bristles begin to wear out and harden, scratching your car up as you brush the snow off. I DO NOT like that.

  2. Get A shovel! ESPECIALLY for those of you who are going to live or work within the city limits. The reason being, there are so many cars inside the city which causes congestion on neighborhood streets, due to parking. When the snow plow comes down in the morning, if they do come, they are UNFORGIVING and will plow you in. Getting up two hours before work is highly recommended so you can dig yourself out of the snow and still have time to shower and get to work on time. I say this jokingly but I am very serious.

  3. Small bag of Salt, This helps you get out of any situation if your car is stuck. Throw a bunch of that behind your tires and it allows you to gain traction and punch it out of the snow bank.



Overall dress for the weather, THAT DAY, not for what the weatherman predicts. Remember you can always take layers off, you cannot put them on when you are 3 miles from home. That one is for you ladies!




4. Still signs of Segregation from Past Redlining

As the great saying states, “ Their children will always feel the repercussions for what their fathers have done”, and this stands true today. Buffalo had a long history of redlining, ethnicities grouped together in certain parts of the city causing fear to those who wanted to move around. And simply could not as the bank would not lend to them. As in most cities it was broken down directionally, east side was/is mostly African American, West side is Latino, North Buffalo are white Italians, and South Buffalo is white Irish and Polish. This has plagued buffalo for years, but in the last 5-7 years it has definitely changed drastically, in my opinion. Folks are moving all over the place, which is amazing to see. Placing their children in better school systems, and getting to know and experience different areas of buffalo. It's fascinating sometimes to speak to people and they have never left their community in 20+ years, they have lived in buffalo all of their life and never traveled to Clarence, or orchard park or even lockport. All of these places are less than 20-30 minutes away and have beautiful things to offer. Though it has not reached the suburbs entirely, Cheektowaga and Amherst have been the focal point for a lot of people moving outside of the city. Cheektowaga, specifically inside the zip code 14225 and in some parts of Amherst inside 14226, is that next step up to getting out of the city life and into the suburbs. Though the demographics have not changed significantly, we are definitely making great progress towards that. North of zip code 14226, or south of zip code 14225, things are still one sided. Being a top Realtor in WNY, I travel all over and I've never had a problem with any racial prejudices but I do hear of things every now and again. The positive part is that the city has been getting alot of attention by media and funding institutions. Places like the west side have turned into a melting pot for everyone, North Buffalo continues to shine as always with new businesses and there are talks for finally developing the east side to what it used to be with the central terminal.




5. Affordable Housing

Without question when it comes to housing in Buffalo NY, it is still affordable compared to a lot of other places nationwide. Our average Home price across the entire BNAR (Buffalo and Niagara Region) is $230,000. Now compare that to that national average of $428,000, it is almost mind blowing to think about. That is also with a 17% YOY increase starting around 2019 and through the pandemic. Now the $230k price point will not include all areas of course, but you can definitely find something nice for under $275 depending on which suburb you want to live in!

6. Taxes are high

Taxes are the only thing that holds Buffalo NY back from the masses moving into our city, I'm telling you. Our taxes are HIGH, and there's honestly nothing you can do to avoid them. If you want to live in the suburbs you're going to get taxed. Towns like Willamsville, Amherst, West Seneca, Hamburg and Orchard Park are going to hit you hard. The positive side to this, is that you will live in a quiet area, if your kid leaves their bike on the front lawn it will be there in the morning, streets are plowed before you wake up and you see the tax dollars inside the school system that your child attends. 



But make sure you plan for these, coming from places where you only pay $2,500 a year in taxes, to Buffalo where you can pay $6,000 a year, is a huge jump. That's an extra $292 a month on your mortgage payment. For some people this cuts into their purchasing power when looking for a home. Once you decide Buffalo is going to be your place to relocate, we will jump on a zoom meeting to discuss each area and how the taxes may affect you. That way we have an idea ahead of time and we can narrow down our search. Please do this months in advance, so we can plan for your arrival, get you under contract and avoid staying in a short term rental for longer durations.




7. Lots of Opportunity for development and expansion

The day I started in real estate and noticed the fabulous landscape and opportunities buffalo offers, i've told everyone that in 5-10 years buffalo is going to be the place to be. The only thing that is holding us back right now are the taxes. If we can figure out how to slow the increase in taxes down or at least have them show up more inside the towns, we would be one of the top cities in the USA. We dont worry about natural disasters, our air is clean, streets are clean, people are friendly (most of them anyway lol) and our sports team are starting to dominate across the board. 



There has been millions of dollars placed on the west side, up and down niagara street. An entire reconstruction of canalside making ways for fun along the water. And not to mention the beloved  Buffalo Bills are getting a 1.4 BILLION dollar stadium built that should drive a lot of traffic and money!

Buffalo NY is surely on the Come up and I cannot wait to see it come to life!

Is Buffalo NY Safe?

If you are thinking about relocating to buffalo ny are are concerned with the crime rate dont worry Ive got you covered. Speaking from someone who was born and raised here, I can truly give you the inside scoop on all of the neighborhoods, which areas to avoid and the safest areas around the city. Including the suburbs!

So is Buffalo in a safe place to live?

Overall, As someone who was born and raised here, Buffalo can get a bad reputation of being super dangerous and I really cannot understand why. Do we have crime, Yes of Course, but it is not unlike any other city around the country. Especially being in New York, I've been to Harlem, The Bronx, Brooklyn and Bed Stuy and i'm pretty confident, those places are a lot worse than buffalo lol. Nothing against those places whatsoever. Now the question is, which areas are “Good” and “Bad”?

The Good:

For the most part, the majority, if not all, of the suburban areas around buffalo are very nice. I'm referring to towns like Amherst, Cheektowaga, Williamsville, Depew etc. These are what we call the North towns. Places like Orchard park (Bills Stadium), Hamburg, West Seneca and East Aurora are referred to as the south towns. See Map Below:

Statistically, the suburbs are really the safest places, in Particular Amherst, Clarence, Orchard Park, and East Aurora. Cheektowaga is still a very nice town as well, more of your hard working class but take a lot of pride in their community


What areas should one avoid in Buffalo NY?

Now Jumping inside the city limits, Here's where it gets confusing and interesting. When it comes to the city, it's really a block by block basis. No matter what direction you are facing, West side, east side, or south buffalo you will find pockets of nice and pockets of hood. Especially on the East and west side, it's more Prevalent in those communities. You can go two blocks and end up on a street with $600,000 homes. You go three blocks east and it's like you're in an entirely different city. Based on 2022 Stats the most crime filled areas would be:

  1. Emerson

  2. MLK Park

  3. Broadway-Fillmore

  4. Grider

  5. Masten Park

This is better known as the East Side, from experience I don't run into problems over in these areas, even if I have clients who would like to see houses in the area. ( I am a Realtor) At the same time I don't hang out all day and night over there either, I say hello to anyone outside and go about conducting business or do whatever I am doing. The Beautiful part, is there's going to be a huge revitalization happening on the east side when they begin the East side project and the central terminal. They have already begun doing a mass overhaul of the West side which is really great to see!

The First, with existing home prices rising so rapidly, why wouldn't I spend an extra $200 a month to get something brand new with no fixes? Secondly, for that same 3 bedroom 2 bath home, I dont have to compete with 40 other people for one house. I can design, customize, and make the home to my very own liking. Especially in/ around the buffalo NY area building a new construction home could be vastly easier than constantly searching week in and week one for a home already standing. 


Well, how do we go about this? What are the steps to follow to ensure I will be able to get the home I really want, that fits my price range? 


Here is a brief overview of the entire process, with a detailed description of each phase to follow down below:


The first three are really very important. 


  1. Decide what type of new build that you want. There's three main types: Spec, Trac, or Custom. 

    1. Trac homes are what people are familiar with, this is when a developer like Murrano or Essex homes, lays the entire map of the land, from the sewer lines, to the roads and each house. Generally once you go into the model home, you will meet the sales rep (Bring your buyer agent with you, trust me), they may have 10 or so models and layouts on the wall that you can choose from and eventually customize to your liking.

    2. A spec home is basically the model home, they already prebuilt this home with all the bells and whistles and will sell it once the community is complete. In Each community they will generally have about 3-4 of these inside ready to go! Think of it as buying a brand new existing home.

    3. True custom home, this is most expensive and take the longest time but this is the most hands on home, you literally get a say in every little detail if the home and what it will look and feel like

  2. Get a buyer's agent, this literally has no cost to you, but can give you way more value than you can ever ask for. They will guide you every step of the way. Even if you do not use me as your realtor, get some who knows this process to answer all questions and represent you once you walk through the door. Remember, if anything goes array, that builder/developer is paying that seller's representative you meet once you walk in the model home. They are going to side with the man who writes the check lol, to think about that. I repeat it's no cost to you to have someone represent you as a buyer, so make sure you get one.

  3. Research those neighborhoods: is the developer you like building homes in that area, What are your yearly taxes, these are always higher in new development areas. Which amenities are around you, some new communities are a little further out , so know the distance to the closest Wegmans. So if you like to go downtown every single day or every weekend, being out in Hamburg, 30 minutes away may not be the best fit. Lastly for those of you who have children, which school district will the home be in?

  4. Choose your builder, based on your research and the model home tour:  There's a lot of builders out here, take a few Saturdays out and see what each of them have to offer. BIG thing is knowing which upgrades do and do not come standard. TALK TO THE NEIGHBORS, more than likely they will be outside, say hello and ask a couple questions. Hey, did you have any issues with your home or are you finding any common issues amongst others? 

  5. Choose your lender. This is extremely important because everybody's interest rates & loan types are going to be different. Not every bank deals with new construction, but do not be afraid to use the builders bank as well, they may give you some sort of incentive or money towards closing cost.

  6. Understanding your purchase contract that you're about to sign. This is big, knowing the final numbers of upgrade, downpayment and your monthly payment. Or any clauses that the builder may sneak in there inside the fine print

  7.  Choosing your home style, now you really can solidify your home plans, your layout plans, and then we can get all the upgrades for your home. (this is always the Fun Part). There's gonna be a couple different options. You have your standard option, then you have your upgrades. Standard is basically everything that comes with the home, depending on what builder that you go through.

    Some may have higher standards than others, these are things you want to know ahead of time. Your Upgrades are really you touches on the home, but choose these wisley and think years ahead. Taking the time to upgrade the Kitchen and bathrooms will help it sell for more in the long run. These can be countertops, different types of flooring or a really nice chandelier for your front entryway. Standard flooring inside most new construction homes is carpet, so if you would like vinyl planks or real hardwood, those are always upgrades inside the house. and 

    Last Tip is to keep your plan in mind with the transition period, so that you are not homeless, you want to make sure that you know how long its going to take to close. Here is where a Realtor like myself is key, from here we can reverse engineer the timeline to meet all our deadlines. We now have time to let our current landlord know what's going on or place your current home on the market so that we can get that sold! Right now there's about a 6, 7, 8 month gap between the start of looking at model homes, to smelling that fresh paint inside your house. Especially right now during these post covid times, so be patient.

EAST AURORA NY PROS & CONS

One of the most famous areas around Buffalo is none other than the place where Fisher Price Toys was formed, beer can be consumed in the open, and some of the most beautiful colonial homes you've ever seen. So can there be any bad to East Aurora? Well, depending on your lifestyle, yes BIG TIME! 

East Aurora is only home to about 6,600 people, so it's not very big whatsoever. Most people describe it as a fun hot spot in the middle of rural living. Residents seem to really enjoy the very small, very intimate neighborhood, chances are you will know everyone in town or they will at least hear about you lol. However it is big in culture, history, art & Vibrancy. It's an extremely trendy area. If you're just outside the village, or the Town of Aurora, chances are you will be on a septic tank and not publicly connected as most people are used to these days .


If you are looking for a true suburban feel, with a more residents and things to do, Amherst, Cheektowaga or Tonawanda may be the perfect place for you. Again EA is a very SMALL town. Those who live inside EA love the seclusion the village offers, not worrying about the big city life, looking for parking or the stigma that the suburban areas give off. On the other hand some people don’t like the lack of amenities that most are accustomed to. You will always have great options for food, but jumping between grocery stores, shopping, nightlife & commute times to work, can be real hiccups for most people. You're about 25 Minutes from Downtown Buffalo, 30 minutes from the northtowns, and 26 minutes from the airport. The North towns are where most of your major shopping is done. The closest target for those inside the village would be on transit, which is about 16 minutes away.

Safety is one of the greatest things that EA can offer anyone, NOTHING happens out there lol. With everyone knowing each other, how can it. There has not been a murder in EA in the last 20 to 30 years, No Exaggeration. Things are really quiet and chill up there, It's pretty astounding honestly. It also means the neighbors are always willing to lend a helping hand.

Now let's talk about this open container law. The last time I was in EA (shortly before writing this article) I was at Left Coast Taco. WOW it was delicious and it was packed. You would have thought it was saturday night, but nope it was wednesday and everyone was out having a good time. I even saw some clients that just built a beautiful home a couple blocks away. 

That is a major pro, the walkability. Everything that happens in EA, is on Main Street. You can literally Work, play and sleep all within a mile or two of each other, if you are lucky enough to find employment close by. And this is particularly because the Village is built on the back of boutique shops and stores, run by family owned operations. Some stores are still there from the inception of the town.


Do they get a lot of snow? Yes, they do. They get swiped just like everyone else in the Southern tier. So that's something you think about. You're probably looking at about 115 to about 120 inches of snow on average in EA per year. Now, does that affect you? It depends on how far you work.

I wouldn't work in the North Towns and live in EA unless you're just that patient when it comes to traffic. You have a 30 minute commute from the start, now throw in some snow, people driving slow and cautious, plus plow trucks. You just tacked on an extra 15 to 20 minutes possibly. The positive side to that, is much of the drive is high way and those are generally pretty clear before you wake up in the morning. So hopefully you have clear and salted roads. Taking the 400 or the 90 and you should be good to go. 

Now what about me living there? A lot of people are going to ask that. I got you, Don't worry about it. When it comes to real estate, it's gonna get fairly expensive. I can tell you that right now. Either you are going there to buy the most beautiful 1920-1940s home you've ever seen in your life, or you're going out there to build because there's a lot of land. I literally just had a client move up there. He found a nice patch of land and built this house brand new right inside the village.


When it comes to Homes for sale in East Aurora or EA real estate, you're going to be spending about $400,000 easily. In the Town of Aurora, just outside the village, you could find them a little bit cheaper, but not by much especially once you start including the land prices. Out of the 91 homes that were sold last year 2021 in the town, the median lot size was 1.10 acre in East Aurora. Median price was $390,000.


In the actual Village of East aurora, your looking at an average LIST PRICE of $360,000 and these days we’ve all seen how competitive things are, so that can shoot up quick.

If you are someone moving here from California, Texas, Atlanta, or another major city, you can sell your home, purchase here and potentially live mortgage free. Just watch out for our taxes lol as we will talk about a little later on. Buffalo’s affordability grants people opportunity for ownership and can really change an entire families life.


Downpayment

How much money do I need to buy a home in Buffalo NY? Everyone is always focused on the mystery number of the downpayment, but it Is not as bad as one may think. You DO NOT need 20% down, that is a myth. The average person puts down between 7-10%. On a $200,000 home, that is $14,000 to $20,000, thats it. If you want to put more down then perfect, it will most definitely help with a lower monthly bill, but it is not mandatory. 

Here are the 3 main types of loans

  1. FHA loan is 3.5% down

  2. Conventional loan is 5% down

  3. VA loan is up to 0% down

Lately banks have been giving even lower rates, if your credit score is around 720-750 right now they're giving out conventional loans for only 3%. Preapproval

You have to get Pre-approved by a lender, this is a huge step in buying a home. There are two key things thats lenders need in order to approve you. That is a good credit score and a low debt to income (DTL). Always remember this, HIGH CREDIT AND LOW DTI.


DTI =  Your expenses / Your gross income.

Lets say you gross (Before taxes) $3,000 per month and your expenses are $1,000 a month

DTI = $1,000/ $3,000 will give you a DTI of  33%

The highest you can go for a conventional loan is 35%, FHA is 45%

Especially those of you relocating from out of state to Buffalo NY, you must be employed in the Buffalo area and that is crucial. Unless you are 100% remote, your new job must be in buffalo. When going state to state for a job/location transfer, this usually takes a little longer than most people think so plan accordingly. Speak with you job about your arrival date and exactly when that will be, that way once we sit down on a call we can reverse engineer everything so that we time things up as best as possible! I have had other clients transfer and then rent for a few months just to get settled in and then proceed to look for a new home. This really depends on your comfort level.

So that's something you guys wanna know. Is your job remote or not remote? If not we need a letter from your employer. That's the biggest thing, especially when it comes to the pre-approval. 

The Plan

Lastly, do you have a house to sell? A lot of people moving up to buffalo own a home already, so we need to time it correctly so that you are not in a short term rental longer than needed.

Here are 3 questions I find that really helps my clients as we devise our plan of action:

  1. Are you going rent the house out that you already have and use it as income?

  2. Are you going to buy here first and then sell your house back at home?

  3. Do you need to sell your current home and use those proceeds to purchase a home here?.

So, let's run through all of those real quick.

If you're going to rent out your house, back at home, you're now becoming a landlord, congrats! Know if you will hire a property manager or manage your self (its all about the Numbers). Secondly, you want to make sure you have a 12 month lease signed and ready to go, once we sit down with the bank you can submit that within the income section of the application. You can explain we receive $3,000 a month from the house back at home. Our mortgage is only 1500, so we're netting 1500 every single month .

If you you need to sell first, Call me ahead of time so we can see what the time table looks like for you. Remember it takes 2 months to close here if you are getting a home loan, about 45 days if you are paying cash. So we must plan ahead! We want to try to make this process as seamless as possible, or if you guys do need to sell and then buy up here right away, we can, like I said, still start from the back end.

Now, I would always recommend, if you can, buy first and then sell. A lot of people want to use their proceeds and I definitely get it, especially when it comes to a mortgage. But if you guys can buy first, this allows you guys to lock in something here and not worry about having a place to live. Once you home sells from your previous state, you can then do with the proceeds as you wish!

We have a population of about 250,000 inside the metro area and a total around 1 Million if you include the suburbs in the north and South towns. It's very affordable when it comes to real estate, cost of living is crazy low, yes we get snow but we do not face any natural disasters like hurricanes or massive tornadoes. Living in Buffalo NY PROS AND CONS: 

Pros

  • VERY AFFORDABLE: especially when it comes to real estate. Median home cost is $241,500. However you can find them for much lower prices.

  • COST OF LIVING: we are about 20% less than the national. Our utilities and car insurance is higher than most states

  • AMAZING FOOD & BEER: some of the best food in the entire nation. We have 35+ breweries and 5+ distilleries.

  • Last Call is at 4 AM : Yes most people decide if they are going out or not around 12am

  • ALL FOUR SEASONS: We Don’t worry about any natural disasters, the most we get is snow and that melts every single year or you can shovel it away.

  • SMALL BIG CITY: Development is happening around buffalo heavily. But we don't have the crazy skyline like Atlanta or Houston

  • GREAT SCHOOLS :Now inside the city they are not nearly as good. Suburbs most schools are amazing. Either way you child gets a NYS degree and they will be fine

Cons:

  • NOT A GREAT NIGHT LIFE: We are bar people not really a major club scene

  • SEGREGATION AND LACK OF DIVERSITY: to me this has always been a plague to buffalo but it is changing for the better every year. Buffalo had a long history of redlining and you can see it as you go about different neighborhoods. West side is known to be Hispanic, east side African American, North Italian and south buffalo irish and polish. The suburban areas and majority white

  • TRANSPORTATION AND PARKING SUCKS (inside city): most people drive here, our metro system is not the best. There have been talks of expansion. Very tough to find parking inside the city streets.

  • CRIME ( Like any major city): Buffalo gets a bad rep for some reason about this but its only in a couple areas inside the city. Every city has crime, just don't go to those areas if you don't feel safe

  • TAXES ARE HIGH: crazy high taxes

What are the Biggest Differences between Buffalo and NYC?

Knowing from absolute experience, NYC cost of Living is far Beyond Buffalos it is not even comparable. Food, Housing, Going out at night, transportation, etc. everything you can think of is more expensive in NYC. Average rent in Buffalo NY right now in 2022-2023 is about $1,200 for just under 800 square feet. The Average Rent in Manhattan is $5,000, which is Insane lol.

I am writing this as someone who has grown up in buffalo (Born and Raised), but also visited NYC plenty of times with lifelong family Members and very close friends who are living their.

Lets Go over the major things, as others will be dependent on you and your family preferences:

  • Cost of Living

  • Job Opportunities

  • Housing/ Real estate

  • People

  • Lifestyle and Feel


Cost of Living:

Knowing from absolute experience, NYC cost of Living is far Beyond Buffalos it is not even comparable. Food, Housing, Going out at night, transportation, etc. everything you can think of is more expensive in NYC. Average rent in Buffalo NY right now in 2022-2023 is about $1,200 for just under 800 square feet. The Average Rent in Manhattan is $5,000, which is Insane lol. As someone who is in the Real Estate industry myself, i'm not sure how this is feasible for most families. Plus the other cost of living like car insurance, Paying for parking inside the city and taking the train to work every day.

Housing:

As mentioned earlier, The rental rates are already high and there is really no difference in housing. The Buffalo average right now is sitting around 235,000 across the entire Buffalo and Niagara region. Are there places in the suburbs where you can find way more expensive homes, yes, for sure but for the most part 250-300k will get you something very nice. 

For NYC, you're looking at 700-800k for a home easily, that's a very big difference. I do have friends who have purchased homes on the outskirts of the city, like New Rochelle, west and East chester areas. Even then their homes were well in the 400-500 range.



Lifestyle and People:

I Can say this about NYC, it has that hustlers vibe everywhere you go. Everyone is always on the move, even if they are going to the store and coming back lol. It's such a fast paced living on a daily basis, but I can understand because of the time it takes to travel in between burroughs and not knowing if you're going to catch traffic or just see something crazy on your way to your destination. It's also a lot more diverse, in the city, you have so many different cultures and ethnicities that you get to enjoy and be a part of. The city also has 3.5 million more people as well, so it feels super jammed packed everywhere, I never liked that at all.

Buffalo NY is a much SLOWER style of living, it's almost like a southern feel up north. People here don't move with the same urgency, nore do we have a 20 min train ride anywhere. I always describe buffalo as a 15 min city, you get to any destination, or anything you need in 15 mins or less. We really are spoiled up here for sure.


Job Opportunities:

NYC is the Mecca for opportunity, That goes without saying. So many big name industries and people have stood ground there for sure. Buffalo cannot compete with that. Though buffalo is on the rise, the job market is night and Day. We specialize in a few main industries, Health Care, Higher Education, Tech is heavily moving this way, Manufacturing and Utility Power.

I do think everything is changing now, especially since covid, there's people moving out of the city in Droves. To me here's the number 1 reason: Why would I stay in a place where it costs so much when I can work anywhere in the USA and still collect the same amount of money?

What are the Bad and Good Parts of Buffalo?

What are the good and Bad Parts of Buffalo NY? Is Buffalo NY Safe?


Overall (this is based on Stats see Charts below):

As someone who was born and raised here, Buffalo can get a bad reputation of being super Dangerous and I really cannot understand why. Do we have crime, Yes of Course, but it is not unlike any other Mid size City around the country. Especially being in New York, I've been to Harlem, The Bronx, Brooklyn and Bed Stuy and i'm pretty confident, those places are a lot worse than buffalo lol. Nothing against those places whatsoever. Now the question is, which areas are “Good” and “Bad”?

The Good:

For the most part, the majority, if not all, of the suburban areas around buffalo are very nice. I'm referring to towns like Amherst, Cheektowaga, Williamsville, Depew etc. These are what we call the North towns. Places like Orchard park (Bills Stadium), Hamburg, West Seneca and East Aurora are referred to as the south towns. See Map Below:

Statistically, the suburbs are really the safest places, in Particular Amherst, Clarence, Orchard Park, and East Aurora. Cheektowaga is still a very nice town as well, more of your hard working class but take a lot of pride in their community


The Bad:

Now Jumping inside the city limits, Here's where it gets confusing and interesting. When it comes to the city, it's really a block by block basis. No matter what direction you are facing, West side, east side, or south buffalo you will find pockets of nice and pockets of hood. Especially on the East and west side, it's more Prevalent in those communities. You can go two blocks and end up on a street with $600,000 homes. You go three blocks east and it's like you're in an entirely different city. Based on 2022 Stats the most crime filled areas would be:

  1. Emerson

  1. MLK Park

  2. Broadway-Fillmore

  3. Grider

  4. Masten Park


This is better known as the East Side, from experience I don't run into problems over in these areas, even if I have clients who would like to see houses in the area. ( I am a Realtor) At the same time I don't hang out all day and night over there either, I say hello to anyone outside and go about conducting business or do whatever I am doing. The Beautiful part, is there's going to be a huge revitalization happening on the east side when they begin the East side project and the central terminal. They have already begun doing a mass overhaul of the West side which is really great to see.
