EAST AURORA NY PROS & CONS

One of the most famous areas around Buffalo is none other than the place where Fisher Price Toys was formed, beer can be consumed in the open, and some of the most beautiful colonial homes you've ever seen. So can there be any bad to East Aurora? Well, depending on your lifestyle, yes BIG TIME! 

East Aurora is only home to about 6,600 people, so it's not very big whatsoever. Most people describe it as a fun hot spot in the middle of rural living. Residents seem to really enjoy the very small, very intimate neighborhood, chances are you will know everyone in town or they will at least hear about you lol. However it is big in culture, history, art & Vibrancy. It's an extremely trendy area. If you're just outside the village, or the Town of Aurora, chances are you will be on a septic tank and not publicly connected as most people are used to these days .


If you are looking for a true suburban feel, with a more residents and things to do, Amherst, Cheektowaga or Tonawanda may be the perfect place for you. Again EA is a very SMALL town. Those who live inside EA love the seclusion the village offers, not worrying about the big city life, looking for parking or the stigma that the suburban areas give off. On the other hand some people don’t like the lack of amenities that most are accustomed to. You will always have great options for food, but jumping between grocery stores, shopping, nightlife & commute times to work, can be real hiccups for most people. You're about 25 Minutes from Downtown Buffalo, 30 minutes from the northtowns, and 26 minutes from the airport. The North towns are where most of your major shopping is done. The closest target for those inside the village would be on transit, which is about 16 minutes away.

Safety is one of the greatest things that EA can offer anyone, NOTHING happens out there lol. With everyone knowing each other, how can it. There has not been a murder in EA in the last 20 to 30 years, No Exaggeration. Things are really quiet and chill up there, It's pretty astounding honestly. It also means the neighbors are always willing to lend a helping hand.

Now let's talk about this open container law. The last time I was in EA (shortly before writing this article) I was at Left Coast Taco. WOW it was delicious and it was packed. You would have thought it was saturday night, but nope it was wednesday and everyone was out having a good time. I even saw some clients that just built a beautiful home a couple blocks away. 

That is a major pro, the walkability. Everything that happens in EA, is on Main Street. You can literally Work, play and sleep all within a mile or two of each other, if you are lucky enough to find employment close by. And this is particularly because the Village is built on the back of boutique shops and stores, run by family owned operations. Some stores are still there from the inception of the town.


Do they get a lot of snow? Yes, they do. They get swiped just like everyone else in the Southern tier. So that's something you think about. You're probably looking at about 115 to about 120 inches of snow on average in EA per year. Now, does that affect you? It depends on how far you work.

I wouldn't work in the North Towns and live in EA unless you're just that patient when it comes to traffic. You have a 30 minute commute from the start, now throw in some snow, people driving slow and cautious, plus plow trucks. You just tacked on an extra 15 to 20 minutes possibly. The positive side to that, is much of the drive is high way and those are generally pretty clear before you wake up in the morning. So hopefully you have clear and salted roads. Taking the 400 or the 90 and you should be good to go. 

Now what about me living there? A lot of people are going to ask that. I got you, Don't worry about it. When it comes to real estate, it's gonna get fairly expensive. I can tell you that right now. Either you are going there to buy the most beautiful 1920-1940s home you've ever seen in your life, or you're going out there to build because there's a lot of land. I literally just had a client move up there. He found a nice patch of land and built this house brand new right inside the village.


When it comes to Homes for sale in East Aurora or EA real estate, you're going to be spending about $400,000 easily. In the Town of Aurora, just outside the village, you could find them a little bit cheaper, but not by much especially once you start including the land prices. Out of the 91 homes that were sold last year 2021 in the town, the median lot size was 1.10 acre in East Aurora. Median price was $390,000.


In the actual Village of East aurora, your looking at an average LIST PRICE of $360,000 and these days we’ve all seen how competitive things are, so that can shoot up quick.
